Large Lot
When you are looking for property that makes my mouth water. Huge cathedral ceilings? Updated kitchens? Recessed lighting? Nope. I love big lots. The largest I lot more excited. Why the love big lots.
Over time large lots tend to appreciate faster. In one of the real estate sector cardinal rules is that generally land increases in value and general structures decrease in value. Why a structure tend to decrease in value? As a structure of age tends to get farther from security codes.
But in general tend to increase property value, because the rate at which land appreciates outpaces the speed with which the structure is falling in value terms. When you hope to sell your property for more than a few years his best to watch the dirt and not the home.
Because land tends to appreciate usually prefer properties that have more the present value of the land in relation to the structure. This means that a property in a new subdivision where the structure of the value of 70 is not attractive. For example, the property near the center of a city may have 65 to 70 per cent of the value is in the earth.
Of course what is even more attractive is centrally located 5 acre lot to say a house of 500 square meters. Allows you to run the numbers on a limited number of scenarios to see what I am talking about. Lets assume that land appreciates at 7 percent per year and facilities to offset to 2 percent per year.
First we have to look at 70 of a property where the value is in the ground.

In the end the differences between these two properties is quite significant. What I find surprising is that a lot of buyers who are concerned about the appreciation buys a house on a small lot on the far outskirts of the city. Look to the countertops and other upgraded amenities such as a sign that will see significant appreciation. What we do not understand is that many of these features that are currently in vogue may not be popular in a few years.
Let me be clear I am not saying everyone should buy a plot of property on which the book value for most property of a value. In many cases the people who have a nice comfort feature of a house and the idea of living in an old house has little to no appeal. But if your main concern is the investment when assessing a potential property you should pay more attention to the game at home.
